Owner Onboarding

StayLage owner onboarding

Your step-by-step path to a guest-ready launch

Use this walkthrough to prepare your property, follow what is still outstanding, and understand what StayLage must verify before the listing goes live.

Most guest-ready properties launch about 2–4 weeks after StayLage has complete owner inputs, required authorizations and funds, and a physically ready property. Permits, repairs, deliveries, photography, local vendor availability, and booking-channel review can extend the timeline. Your signed Management Agreement and Schedule A control if they differ from this guide.

Your preparation progress

Choose the owner and property/unit first

This creates a separate saved checklist for this exact owner and unit on this device. An owner with multiple units should create or resume one workspace per unit.

No property selected. Select one before marking checklist items.

0 of 40 items marked ready

Checkmarks are saved separately for the selected owner and property/unit in this browser on this device so you can leave and return. They remain private until you use the Send update to Emily form below. Your property is not approved to launch until StayLage reviews the required evidence and clears every critical blocker.

  1. Open any step.
Work in order or jump to the section you need.
  2. Mark ready items.
Leave unfinished items unchecked and return later on this device.
  3. Send an update.
Submit at any percentage; unchecked items are reported as outstanding.
  4. StayLage reviews.
Emily receives the update and the dated record stays in WordPress.

Where your detailed property information goes

This 40-item page is the progress control: it shows what is ready, what is outstanding, and what you have submitted for StayLage review. Enter the actual permit and license details, inventory quantities and condition, utility and vendor contacts, listing and guest-experience facts, and photo or evidence links in the owner-specific detailed onboarding workbook that StayLage shares directly with you. Use the separately designated secure process for financial, tax-ID, password, access-code, Wi-Fi, payment, or private guest information.

2. StayLage reviewsWe verify legal, safety, operational, financial, and listing requirements and request corrections where needed.
3. Launch is approvedGo-live occurs only after critical requirements are verified and the listings are ready and synchronized.

Owner onboarding checklist

1Agreement, owner, and property records

Start with the legal owner, the property, and the person authorized to make decisions.

2Permits, taxes, insurance, and HOA

The owner remains responsible for legal authority to rent and owner-level obligations. StayLage coordinates property permits and renewals when allowed and documents who handles each tax filing.

3Utilities, access, and local support

Essential services and local response coverage must be active before guests are invited into the property.

4Inventory, furnishing, and physical readiness

Your assigned onboarding contact will provide an owner-specific copy of the current seven-tab onboarding and inventory workbook. Record quantities, condition, room, make/model information, purchasing needs, and photo links.

5Listing facts and the guest experience

Provide only facts that can be verified and safely published. Accuracy here drives listing content, guest expectations, and regulatory compliance.

6Existing listings, reservations, and obligations

Existing business must be reconciled before StayLage opens the calendar. StayLage assumes only the items it accepts in writing.

7Photos, condition, inspection, and opening work

Condition documentation protects the owner, supports purchasing and repairs, and gives the listing team verifiable source material.

8Listing approval, go-live, and owner handoff

Owner preparation can be complete while StayLage is still reviewing permits, safety, accounting, pricing, or booking-channel synchronization.

Deliberate submission

Save and send your progress

Yes, you may skip unfinished sections. Checkmarks alone do not contact StayLage. When you are ready, send a progress update, submit your owner items for review, or correct a prior update. The submission includes a snapshot of every checked and unchecked checklist item.

Your current snapshot: 0 complete and 40 outstanding.

Each valid submission is stored as a new, time-stamped entry in WordPress → Forms → Entries → Owner Onboarding Progress Update and emails emily.wolf@lagerealestate.com. If an item does not apply, leave it unchecked and identify it in the notes field; it remains outstanding until StayLage approves it as not applicable. Do not place banking details, tax IDs, passwords, access codes, Wi-Fi credentials, or private guest information in this public form.

Who handles what?

Owner StayLage
Legal authority, owner/entity records, designated representative, insurance, HOA approval, permit-holder obligations, owner-level taxes, utilities, accurate disclosures, property costs, approvals, and funding. Permit and renewal coordination when allowed, reservation-tax filing not handled by a booking channel, listing and pricing setup, booking-channel accounts, reservations, guest communication, and operational coordination.
Complete property facts, inventory, access handoff, monitoring-device disclosures, existing reservations and obligations, and timely correction of readiness gaps. Housekeeping and maintenance coordination, opening inspections, listing verification, owner reporting, and go-live/early-stay quality checks.

What most often delays launch?

  • Missing ownership records, insurance, permits, tax registrations, HOA approval, or required authorizations.
  • Inactive utilities or internet, incomplete inventory, unclear sleeping capacity, access gaps, or undisclosed reservations.
  • Repairs, furnishing deliveries, safety issues, post-construction cleaning, missing linens/supplies, or weak local vendor coverage.
  • Incomplete staging or photography, booking-channel identity/review issues, listing flags, or synchronization delays.
  • Required reserve, opening charges, or approved project funds not received.

What “complete” means

A checked owner list is preparation—not final approval. A property is launch-ready only when the legal, financial, physical, operational, safety, and listing requirements that apply to it are complete and StayLage has verified the critical evidence. StayLage may postpone publication rather than place guests in an unfinished or unsupported property.

Until launch: work with your assigned onboarding contact. For property questions, approvals, disputes, or formal notices, email communications@lagerealestate.com. For statements, payouts, balances, and finance details, email accounting@lagerealestate.com. Use phone or text for active emergencies only.
